Lodge Real Estate’s managing director Jeremy O’Rourke says during November Hamilton’s residential property market became more active after a slower than normal spring. “The word to describe November is: lubrication. Hamilton real estate market showing signs of “prudence and rationality”

Lodge Real Estate’s managing director Jeremy O’Rourke says there’s a prudence and sense of rationality in the Hamilton real estate market not seen for some time. “This time last year we had what we would call an ‘irrational’ market,” O’Rourke says. “This year, there’s much more rationality in buying decisions, even in a market with low supply and strong demand in a growing city. People are not buying at any cost like they were last year.” O’Rourke… Read more

Hamilton real estate market: 5 market factors characterise last 6 months of 2017

Lodge Real Estate’s managing director Jeremy O’Rourke says five distinct market factors will characterise the last half of 2017 in the Hamilton residential property scene. “We’re half way through 2017 and we’ve seen a marked difference in Hamilton’s residential property market this year as compared to the past two years. The frenetic activity we’ve experienced is over for now and the city’s home sales activity is easing into more of what we would… Read more

Quality rentals in short supply in Hamilton, despite investor activity

Investors requiring 40% deposit will do little to slow Hamilton's real estate market believes Lodge Real Estate managing director Jeremy O'Rourke. AlreadyHamiltonians looking to rent or buy are finding it challenging, say MrO’Rourke. “Our rental division currently manages 3403 rental properties, which is 115 more than one year ago. “One reason for the increase is more properties have come on the market due to investors building their rental portfolios in the current… Read more

For private rental housing, the requirement applies from 1 July 2019. There will be exemptions; for example, where it is physically impractical to retrofit insulation due to limited space underfloor, or inaccessible,… Read more

The Crystal Ball - 2016

The Hamilton residential property market staged a strong recovery during 2015. The number of sales surged almost 60% over 2014 which, coupled with record low number of properties available, caused the median price to soar around 28% between March and the end of the year. The primary drivers of the increase in demand were from three buying sectors. Firstly Auckland property prices skyrocketing caused a wealth effect amongst Auckland property owners.
