Rents across the portfolio are under upward pressure as occupancy levels remain at historically strong levels. The increase of the University roll has put pressure on the city’s already bulging rental accommodation. Our property managers are busy reviewing rents on individual properties and increasing them when the opportunity arises.  We have noticed that our larger landlords have been adding to their property holdings. These experienced investors sense that the property taxes to be announced in the budget may be quite benign and, at present, the price of some properties creates an excellent cash-flow opportunity. Hence, they have decided to purchase ahead of any rush the market may experience if investors clamber back in mass after the budget announcement.
